Luxury Real Estate Market Across New York and Connecticut Remained Active in Q3 with Continued Buyer Demand, Strong Results

RYE BROOK—The luxury real estate market across New York and Connecticut remained active in the third quarter with continued buyer demand and strong results across several key markets, according to the Houlihan Lawrence Q3 2026 Luxury Market Report.

In New York, the luxury market showed particularly strong momentum. Westchester County, at the $2 million-and-above level, recorded increases in both home sales and prices. Homes moved quickly, with average days on market continuing to decline. In Putnam and Dutchess Counties, prices continued to increase in the $1 million-and-above market, although transaction activity declined and days on market edged slightly higher.

In Fairfield County, Greenwich, Darien, New Canaan, and Rowayton each recorded an increase in luxury home sales compared with the third quarter of last year, while days on market declined.

“At Houlihan Lawrence, we bring a local perspective to every market, combining deep knowledge of the communities we serve with a close understanding of the data,” said Houlihan Lawrence President & CEO Liz Nunan. “As conditions evolve, the value of experience and informed guidance remains constant. We are honored to be a trusted resource for our clients, helping them navigate every move with clarity and confidence.”
