Houlihan Lawrence Commercial Announces Sale of 47 South Water Street, Peekskill, NY

PEEKSKILL, NY (September 2026) Houlihan Lawrence Commercial is pleased to announce the sale of 47 South Water Street in Peekskill, New York, the former home of the well-known Peekskill Brewery.

The approximately 14,000-square-foot, four-story property is located in Peekskill’s waterfront district, just blocks from the Metro-North station and steps from the Hudson River. The distinctive property features multiple levels of commercial space as well as a rooftop deck offering Hudson River views.

The buyer plans to redevelop the property and capitalize on the continued growth and revitalization taking place throughout Peekskill, particularly within the city’s downtown and waterfront districts.

Peekskill has experienced significant investment in recent years, with an expanding mix of restaurants, arts, entertainment and hospitality uses helping establish the city as a growing destination in the Hudson Valley. The City of Peekskill was also awarded $10 million through New York State’s Downtown Revitalization Initiative, supporting improvements intended to better connect the downtown and waterfront while encouraging tourism, recreation and business growth.

Both the buyer and seller were represented by Michael Rackenberg and Sean Campbell of Houlihan Lawrence Commercial. The buyer was SFP Peekskill. The seller was SWS Owner LLC.

“47 South Water Street is a unique property with a tremendous history in Peekskill and an excellent location near both the waterfront and Metro-North,” said Rackenberg. “The buyer’s plans for the property are another example of the investment and redevelopment activity taking place throughout Peekskill, and we look forward to seeing the next chapter for this important site.”
