Construction Begins on 229 Affordable Senior Homes at Bronx’s Morris Houses

Construction is underway on Sol on Park, a new 229-unit, 100 percent affordable senior housing development on the NYCHA Morris Houses campus in the Bronx.


The $214 million development, located at 3728 Park Avenue in Morrisania, will provide permanently affordable housing for New Yorkers age 62 and older. The project includes 80 apartments reserved for current residents of Morris Houses I and II, 69 apartments for formerly homeless seniors and 79 apartments that will be offered to eligible seniors through the city’s Housing Connect lottery.


Developed by The NRP Group, Selfhelp Realty Group and Foxy Management in partnership with NYCHA, the New York City Department of Housing Preservation and Development and the New York City Housing Development Corporation, Sol on Park represents the city’s largest use to date of the Transfer of Assistance program. The financing tool allows underutilized NYCHA property to be used to create new affordable housing while allowing participating NYCHA residents to retain their existing rights and rent calculations.


The 18-story development will also include more than 8,000 square feet of community space, a pedestrian plaza, health and wellness amenities and a new accessible space for the Morris Houses Resident Association.


Designed to achieve LEED Platinum and Passive House standards, the development will incorporate energy-efficient features intended to support resident health and reduce energy consumption.


Construction is underway, with pre-leasing and initial move-ins expected in early 2029.
