Yonkers Affordable Housing Project Could Expand to 145 Apartments

Plans for a new affordable housing development in Yonkers could grow from 105 to 145 apartments as the developer seeks additional approvals for the project.



Claudius Development LLC is planning the development at 372 Riverdale Avenue and 13 Culver Street. The project has already been approved for 105 apartments, but the developer plans to seek approval to increase the total to 145 units.


The Yonkers Industrial Development Agency recently began considering a request from the developer for financial incentives, including a 30 year payment in lieu of taxes agreement, along with sales tax and mortgage recording tax exemptions.


The proposed 15 story building would offer apartments affordable to households earning at or below 60 percent of Area Median Income. Under the expanded proposal, the development would include 14 studios, 44 one bedroom apartments, 72 two bedroom apartments and 15 three bedroom apartments.


The project would also address housing needs for seniors with special needs, with 31 one bedroom apartments reserved for that population. Planned amenities include a community room, laundry facilities, bicycle storage and outdoor space, including a dog walk area.


Sustainability is another component of the proposal. The building would be fully electric and incorporate Energy Star rated appliances, lighting and heating systems, as well as water conservation fixtures.


The development would also transform a contaminated and currently underutilized property. Claudius is seeking acceptance into New York State’s Brownfield Cleanup Program and plans to use brownfield tax credits as part of the project’s financing.


Additional financing is expected to include Westchester County housing programs, Low Income Housing Tax Credits allocated through New York State Homes and Community Renewal and other state subsidies.


The developer said the project would transform the brownfield site into a new residential community while supporting Yonkers’ goals for urban renewal and environmental remediation.
