Ten-Plus Counties New York Homebuyers Loved in 2025

WHITE PLAINS—With Valentine’s Day approaching this week, the Hudson Gateway Association of Realtors ranked the counties stealing the hearts of area homebuyers in 2025. This report ranks the area’s 13 counties that experienced the greatest year-over-year percentage increase in home sales.

Putnam County, home to Carmel and Southeast, came out on top with a 15.6% increase in home sales from 2024. The area continues to experience an extremely tight home market with only 1.7 months of inventory.

Ulster and Rockland counties complete the top three with an 8.3% and 7.5% increase, respectively. These counties are also experiencing a seller’s market with nearly four months of inventory in Ulster and only 2.6 months in Rockland. Westchester and Sullivan counties also experienced an uptick in year-over-year sales.

“It is important to remember real estate is local, and the market can change from neighborhood to neighborhood and street to street,” 2026 HGAR President Rey Hollingsworth Falu said. “People love to live in our counties. Our region is not experiencing the real estate slowdown that has hit much of the country. Overall, the market remains desirable, with many properties receiving multiple offers and selling above asking price.”
