New York State Announces $200 Million Investment to Expand Residential and Commercial Solar Energy

New York State is moving forward with a $200 million investment to expand access to solar energy for homeowners, businesses, multifamily properties and communities, creating new opportunities to reduce energy costs and support sustainable development.

The New York State Energy Research and Development Authority (NYSERDA) announced a funding framework on October 14 through its NY-Sun program. The investment, included in the state's Fiscal Year 2027 budget, is expected to support more than 565 megawatts of new solar capacity, enough to power over 90,000 homes.

The funding will support several categories of solar development:

  • $116 million for large commercial and community solar projects, including incentives benefiting low- and moderate-income households.

  • $31 million for midsize rooftop solar installations on commercial, government and multifamily properties.

  • $20 million for residential solar projects serving low- and moderate-income homeowners.

  • $33 million in flexible funding to address market demand and emerging opportunities.

The initiative also encourages solar installations on existing developed properties, including rooftops, parking canopies, brownfields and landfills, helping expand renewable energy production while making use of existing infrastructure.

What This Means for Real Estate

For REALTORS® and property owners throughout the Hudson Valley and New York City, the investment highlights the growing role of energy efficiency and renewable energy in residential and commercial real estate.

Expanded solar incentives could help homeowners manage utility expenses, provide multifamily property owners with opportunities to reduce operating costs and make commercial properties more attractive to businesses seeking energy-efficient spaces.

Community solar programs may also benefit renters and homeowners who cannot install solar panels directly on their properties, broadening access to potential electricity savings.

As energy costs and property operating expenses remain important considerations for buyers, sellers and investors, understanding available solar programs and incentives can help REALTORS® better inform their clients.

NYSERDA expects funding to begin rolling out in the coming weeks, with additional program information available through its NY-Sun initiative.
