Former New Rochelle Factory to Become $4.5M Youth Sports Clubhouse
Westchester Youth Sports Empowerment acquires 12,500-square-foot industrial property for adaptive reuse
A former industrial property in New Rochelle will be transformed into a youth sports and development facility following a $4.5 million real estate transaction.
Westchester Youth Sports Empowerment (WYSE) has acquired the 12,500-square-foot property at 111 Plain Avenue, which previously housed Vernon Devices, a manufacturer of metalworking cutting tools.
The nonprofit plans to redevelop the property as the first WYSE Clubhouse, bringing youth athletics, mentorship and development programs together under one roof.
Ariel Property Advisors arranged the $4.5 million acquisition. The transaction was led by Ariel Founding Partner Victor Sozio, who also serves on the WYSE Board of Directors, and Director Remi Mandell. Steve Kane of Tamerlain Realty represented the seller.
The proposed clubhouse has received unanimous approval from the New Rochelle Planning Board and is advancing through architectural planning, permitting and construction preparations. The organization is targeting a late 2026 opening, subject to final permits, construction and completion of its fundraising campaign.
WYSE envisions the New Rochelle property as a model for additional nonprofit-owned youth sports facilities throughout Westchester County and beyond. In addition to athletic training, the organization plans to provide mentorship, scholarships, free programming and community outreach designed to expand access to youth sports.
The project represents an adaptive reuse of an existing New Rochelle industrial property, converting a former manufacturing facility into a community-focused recreational and youth development space.
The acquisition also reflects the continued evolution of real estate throughout New Rochelle, where redevelopment and adaptive reuse are transforming properties for new residential, commercial and community uses.
