$60 Million Affordable Housing Development Opens in Downtown Yonkers

A ribbon-cutting ceremony on October 28 marked the official opening of The St. Clair, a $60 million affordable housing development at 36-38 Main Street in downtown Yonkers. The new 10-story building adds 76 affordable apartments to the city's housing inventory.
Developed by MacQuesten Development, the project includes eight studio apartments, 36 one-bedroom units, 26 two-bedroom apartments and five three-bedroom units, with an additional two-bedroom apartment reserved for the building superintendent. The apartments are designated for households earning at or below 80% of the area median income.
The development also features approximately 2,000 square feet of ground-floor commercial space, partially occupied by Teriyaki Madness, along with amenities including a fitness center, co-working space, indoor recreation room and outdoor courtyard.
Designed by Nexus Creative Design, The St. Clair is an all-electric building incorporating energy-efficient features such as heat pumps, LED lighting and Energy Star appliances. Six apartments are adapted for residents with mobility or sensory disabilities.
The development also represents the transformation of a long-vacant commercial property into new housing and retail space. Previously occupied by a hotel and later a dry-cleaning business, the site had remained vacant since 2017. The property participates in New York State's Brownfield Cleanup Program and may qualify for approximately $9 million in performance-based tax credits to support its redevelopment.
Financing for the project included more than $25 million in equity generated through federal and state Low-Income Housing Tax Credits, over $10 million in subsidies from New York State Homes and Community Renewal, and additional funding from Westchester County, the City of Yonkers and state clean energy initiatives.
Yonkers Mayor Mike Spano welcomed the development as another step toward expanding housing opportunities and strengthening the city's downtown.
Located within walking distance of the Yonkers Metro-North station and Bee-Line bus service, The St. Clair supports the city's ongoing efforts to create affordable, transit-accessible housing while encouraging economic development and small business growth.
The St. Clair is part of New York State's broader efforts to expand affordable housing near public transportation and employment centers. According to the Governor's Office, more than 4,600 affordable homes have been created or preserved in Westchester County under the current administration. The development also contributes to the state's $25 billion housing plan, which aims to create or preserve 100,000 affordable homes statewide.
