Ginsburg Proposes Second Building for Bridgewater Development in Yonkers, Bringing Total to 385 Apartments

Ginsburg Development Companies (GDC) has submitted plans to the City of Yonkers for the second phase of its Bridgewater development, a project that would bring a total of 385 new apartments to the city.

The proposed Bridgewater South building, located at 55 Knowles Street and 151 Ludlow Street, would feature 177 apartments, 189 parking spaces and two ground-floor retail spaces totaling 2,860 square feet. The mixed-use building would include six residential stories above two levels of parking.

Plans call for 18 studio apartments, 78 one-bedroom units and 81 two-bedroom units, with 18 apartments designated as affordable housing.

Bridgewater South would complement the previously approved Bridgewater North building at 150 Downing Street, which is planned to include 208 apartments across seven residential floors above two levels of parking. Environmental remediation at the North site, conducted through the New York State Department of Environmental Conservation's Brownfield Cleanup Program, is reportedly 99% complete.

During a presentation to the Yonkers Planning Board, GDC representatives explained that financing for the first building is contingent upon approval of the second phase.

A distinctive feature of Bridgewater South is its design spanning Knowles Street, allowing vehicles to continue passing underneath the building. The developer also plans to provide 15 new metered parking spaces along a reconstructed Bridge Street.

GDC is working with city departments to address outstanding planning issues and expects to submit additional information for the Planning Board's November meeting.

The proposed development would add housing and retail space near the Ludlow Metro-North station, contributing to ongoing transit-oriented development and neighborhood revitalization efforts in Yonkers.
